Renters Insurance Questions

Doesn’t my landlord’s insurance cover me?
No. This is one of the most common misconceptions about renters insurance. If your building burns down, your landlord gets a big check from his or her insurance company. You get nothing. So suddenly you can be out on the street, with no place to live and only the clothes on your back. Yes, you could move into your parent’s home (wow *that* would be fun) and you could wear your old high school clothes that your mom saved in the attack. But really, that’s not a good position to be in, is it?

What is normally covered on my renters policy?
You would be surprised! For a low premium each month (usually less that $20 a month), your things are covered, up to policy limits, for full replacement cost (this is “optional” but we encourage you to carry this “replacement cost” coverage). What that means is that if that stereo system you paid $500 for three years ago is destroyed by the fire sprinkler system, you don’t just get the “garage sale” value of it (let’s say $100). Instead, you get reimbursed by the insurance company for the cost of purchasing a brand new one of similar quality to replace it. In addition, your renters insurance policy covers some liability risks (ask us about likely scenarios) and also can provide living expenses while you look for a new place to rent.

What’s not covered under my renters insurance policy?
There are many things that are not covered under a standard renters insurance policy in California, and we would encourage you to discuss adding additional coverage for these if you feel that you need it. The following list is not all-inclusive, but it is a starting point for you to begin asking us questions:
  • Expensive “scheduled items” such as jewelry and valuable collectibles
  • Earthquake or flood coverage
  • Sewer and drain backup
  • Home business coverage

What’s the most important thing I should do when buying renters insurance?
Take an inventory of your stuff. We recommend keeping receipts and appraisals of valuable items in your safety deposit box at the bank. We also recommend keeping a digital record of receipts and dates purchased of items such as electronics, computers, furniture and expensive clothing. A tip that many people follow is that you videotape everything in your apartment, and upload it to a private online cloud storage box, or keep a copy of the videotape in your safety deposit box. All of these simple steps will help make sure that your claim is handled more quickly, and you are treated fairly in the process.
